This category will be judged by a panel of 10 esteemed judges from various fields within the real estate industry, including project development, design, investment, and marketing. The judging process adheres to principles of transparency, fairness, and freedom from conflicts of interest, focusing on selecting operators with outstanding achievements that create positive impacts and serve as inspiration. There are a total of 9 award categories as follows:

Category 1: Functional & Innovative - awarded to projects that demonstrate practical design capabilities along with innovations that enhance the living standards of residents.

Category 2: Luxury Lifestyle - awarded to projects that set new standards of luxury and possess unique characteristics.

Category 3: High-Value Investment & Commercial - awarded to projects with investment potential that generate stable and sustainable returns.

Category 4: Landscape & Architectural - awarded to projects with outstanding landscape and architectural design.

Category 5: Sustainable & Wellness Residential - awarded to projects that integrate sustainability with wellness concepts for a balanced long-term life.

Category 6: Property Management - awarded to projects with effective management systems that are resident-friendly.

Category 7: Developer & Real Estate CEO of the Year - awarded to the real estate development company with outstanding performance of the year, as well as recognizing the organizational leader who demonstrates exceptional vision in driving the business effectively.

Category 8: Social Engagement - awarded to the real estate development company with the highest search traffic from users, based on statistics from the Livinginsider platform over the past year.

Category 9: Major Cities - awarded to projects with outstanding achievements and excellent potential in each major economic city across Thailand.

Category 2: Awards based on public voting

In addition to the awards judged by the esteemed panel, there is a special award open for public voting: The Most Popular Vote Developer Thailand Award 2025, which reflects consumer confidence and popularity in real estate brands from the consumer's perspective.
